This case concerns an application for a Part 1-storey, part 2-storey rooftop extension to develop 9no. residential units; and associated works.
Planning Voice argued this objection on two main issues:
Impact on Local Character and Appearance: We argued that the proposed extension introduced a scale and massing that is incongruent with the surrounding low-rise, uniform architectural scene, which is characterised by its open, low-profile nature and scenic coastal views. This disruption threatened to create a precedent for further intensive development, potentially leading to cumulative adverse impacts on the skyline and coastal vista.
Overdevelopment: the planning objection highlighted the issue of overdevelopment, exacerbated by recent planning permissions for nearby developments that increase building density and height. This added strain on local infrastructure, traffic congestion, and limited parking facilities. The proposed development’s increased height and density overshadowed nearby properties, reducing natural light and negatively impacting residents’ living conditions. We stated that the cumulative effects of these developments would result in a dominating presence over existing properties, disrupting visual balance and openness.
Outcome
Amended Application: The culmination of our concerted efforts and strategic objections resulted in amendments to the planning application that reduced its scale. These changes will minimise the impact upon the surrounding character and amenity.
