The proposal was for a Permission in Principle for the erection of a single dwelling.

The proposal sought permission in principle for the erection of a single dwelling on land previously approved for use as a residential garden.

Main Issues

This robust and extensive planning objection focused on three main issues: residential amenity, heritage character and design, and highway safety. The proposed dwelling would significantly impact the privacy and amenity of surrounding neighbors. The development would disrupt the area’s characteristic openness, resulting in direct overlooking and increased noise.

The proposal was also inconsistent with the heritage character of Fyfield, a rural village with low-density, traditional properties. Developing this open space would erode the village’s historic separation between newer and older urban elements, negatively impacting the street scene and the overall character. The planned dwelling and necessary driveway would further urbanise this crucial open space, undermining the area’s visual and spatial qualities.

Highway safety was another concern, as specific site conditions (described in the objection) would make achieving suitable visibility splays difficult, potentially creating hazardous conditions for all road users.
